Commercial Solar Panel Cost In Manchester

What should a business in Manchester expect to pay for solar?

Installed prices per kW, generation, payback and the extras that turn a cheap quote into an expensive one

Most solar pricing online is domestic, and a house roof tells you very little about a 2,000m² shed. The figures below come from government data on installations up to 50kW, the EU's PVGIS yield model for Trafford Park and official business electricity prices. They're a sense-check, not a quote. Your price comes from a survey of your roof, your switchroom and your half-hourly data.

The numbers

Commercial solar prices and output in Manchester

Government cost statistics only cover systems registered with MCS, which stops at 50kW. Plenty of commercial roofs are bigger than that. Use the per-kW figures as a ceiling for larger systems rather than a floor, because the price per kW usually drops as the system grows.

What pushes a commercial solar quote up or down

The roof itself

Trapezoidal steel sheeting on a 1990s portal frame is the cheapest roof to work on. Old fibre-cement sheets, roofs with lots of rooflights and anything showing corrosion add cost, because they have to be made safe, over-clad or replaced first. That roof work is quoted on its own line so it doesn't distort the solar price.

Getting up there safely

Edge protection, scaffold towers, netting under fragile areas and a crane or telehandler for lifting panels all cost money. A single-storey unit with yard access is straightforward. A four-storey mill beside a canal is not.

Structural work

A structural engineer has to confirm the frame and purlins can carry the extra load, especially for ballasted flat-roof systems. Occasionally the answer is strengthening, or a lighter layout with fewer panels.

The grid connection

SP Electricity North West may connect a system as applied for, cap its export, or quote for network work. An export limit adds a control device. Reinforcement, when it comes up, is the cost that most often changes the business case.

Switchroom and cabling distance

If the main distribution board is at the far end of a long building, or has no spare capacity, the cable run and any board upgrade can add noticeably to the price. We look at the switchroom at the survey for exactly this reason.

Adding a battery

A battery is priced on its own capacity, power rating, location and fire precautions, and it isn't included in the government cost figures above. Whether it earns back its cost depends on your evening load, red-band charges and any capacity breaches.

"When two solar quotes for the same Manchester roof are far apart, the gap is usually roof safety and the grid connection, not the panels."

Tax relief, rates and VAT

HMRC classes solar panels as special rate plant. Companies can claim the 50% first-year allowance on special rate assets, but for most businesses the £1m Annual Investment Allowance is the better route, because it can cover the whole cost in year one. How a battery is treated isn't spelled out in HMRC's guidance, so get your accountant's view before you count on it.

In England, on-site renewable generation and the storage used with it are exempt from business rates until 31 March 2035. VAT is charged at 20% on commercial installations, and registered businesses reclaim it as normal.

Money from exports is the part to be cautious about. Only the big domestic suppliers have to offer the Smart Export Guarantee, so check what your own supplier will pay before you let export income prop up a payback figure. Our proposals show the sums with and without it. The battery storage page explains when storing the surplus beats selling it.

Commercial solar cost questions

How much do commercial solar panels cost in Manchester?

Government data for 2025/26 puts the average 10-50kW installation on a non-domestic building at about £1,167 per kW, and the North West average for all 10-50kW installs at about £1,248 per kW. So a 40kW system lands roughly between £48,000 and £50,000. Larger systems usually cost less per kW, but there's no official figure above 50kW, so we price those from a survey.

What's the payback on a commercial solar system?

It depends mostly on how much of the output you use on site. As a rough illustration only: 40kW on a low-tilt roof makes about 32,700 kWh a year. If 80% of that replaces power bought at 28.2p, that's about £7,400 a year, against a cost of about £49,000, so a simple payback of around six and a half years before tax relief. Your own data changes every number in that sum.

Is VAT charged on commercial solar?

Yes, at the standard 20% rate. The zero rate for solar panels and batteries only covers homes and buildings used solely for charitable purposes. VAT-registered businesses can normally reclaim it in the usual way.

How much does commercial battery storage cost?

We don't publish a battery price, because there's no reliable public figure and the spread between projects is wide. Capacity, power rating, where the battery sits, fire separation and the inverter set-up all change it. We price a battery after looking at your half-hourly data, and often the honest answer is that solar on its own is the better first step.

Are there grants for commercial solar in Greater Manchester?

Support changes often. In October 2026, the GM Business Growth Hub's Green Economy programme was offering fully funded support and small energy-efficiency grants, but we couldn't confirm that solar or batteries qualify. Check with them directly. Tax relief through capital allowances is usually worth more than any grant on a project this size.
